An owners corporation certificate is provided by an owners corporation manager to be inserted into a contract of sale for a property. It sets out a number of important details regarding the owners corporation for potential purchasers to review. There are two options and the potential requirement to purchase Additional Owners Corporation Certificates. You will need either a Standard or Premium Owners Certificate for each “habitable lot.” If a habitable lot is part of multiple Owners Corporations you will need to purchase, and include in your contract of sale, an Additional Owners Corporation Certificate for each OC. If a car park, storage cage, or other non-habitable but distinct lot is attached to a lot being sold you will also need an Additional Owners Corporation Certificate for each distinct lot (and each owners corporation they are part of if more than one). If you are selling a non-habitable lot independently of any habitable lot, you will require either a Standard or Premium owners certificate for that lot and an Additional Owners Corporation Certificate for each OC if part of more than one.
